Whatever you might have heard about the flooding in Atlanta is true...and much worse than you can imagine. So far, two people have died in flood related accidents. The route I drive to & from work (Highway 78) has been closed due to mud slides, roads have been washed away, and homes are flooding faster than the owners can keep up with. Schools in our county were closed today because of the treacherous road conditions, (not to mention that a school bus was overturned by a rush of water while parked in the bus lot), and more rain is coming.
As of this morning, we have minimal water damage to our basement, and fortunately our garage is on a higher level, so the Vettes are safe......for now.

Last basement that I finished I was used ceramic tile, but that still doesn't the water from ruining the dry wall..... You can get flood insurnace from the US Government........bleach kills the mold so does Zinsiner 123........if you use dry wall again go with cement backer board for the 1st 3 ft.
It hasn't rained here since last April and then it was a Thunder Storm that set the next street over from me on fire........ Natural is completely nuetral..........

Yes, it is (was) a finished basement. We finished cleaning up the mess last night. My husband and son worked soooo hard. All the furniture is outside in the side yard, and the padding and carpet has been pulled out, and we're left with concrete. We're having one of those big dumpster things delivered so we can load up all the trash and get it out of here.
What we do from here remains up for discussion. Thanks so much for the good info! I appreciate you.
As for flood insurance, we don't have it, and I doubt Metropolitan will write a policy. Something about a 100 year flood plain.....
I just got to read this post this morning and I feel for you Speedie. I know what you are going through. I have been through plenty of floods since 1971 when living in Bound Brook, New Jersey. The family meaning me and my sister still have my parents home there that was left to us that was hit plenty of times with flooding over the years. The last one we delt with was only 2 years ago in 2007 and the largest was in 1999. My father pasted away this past year on New Years Eve and my elderly mother at 87 is in a Nursing Home with Alzheimers Disease. For the last 9 months we have found no buyers for the house. The house is a good solid home and people like it when they see it but when people find out it is in a flood area they walk away from it. In the mean time the high N.J. property taxes plus utilites and flood insurance must be paid costing the family a pretty penny. We can't even rent the house because the state has their hand in the Estate also being my mother is on Medicaid although in my fathers will it stipulated the house would go to my sister and myself if my father passed away before my mother. The house was in my fathers name only as of 2006 well before my mom went into a nursing home a year later.
It is no joke dealing with a flooded home. The flood of '99 even damaged the first floor in this same house that we needed to deal with. The army corp of engineers have been working on what seems forever to seal the town from floods. They are in the final stages of the work that is needed to keep the town from flooding in the future.

High property taxes..........not here. In the 70's California under Ronald Regan, the state government wanted more money ( I know its hard to believe) and the base property tax base was only going up on average 3 to 4% a year........
The powers that be decided to inflate the acessed home values.......by some 100% with a stroke of a pen. It was of course the begining of the end for the California relestate market.....as we see now. But it all started in the 70"s with government greed.........people who owned thier homes out right were forced to sell......that drove up the cost of homes on the market as they were being sold by the new acessed values.....
Eventually we the people woke and took it all back with a grass roots initative called Prop 13 Under Prop 13 by law the property tax could never be more than 1% of the purchase price.
The then govenor Jerry Brown called it a communist plot to destroy the government. He wasn't re-elected..........no politico sponsored this bill, it was the people's bill...there has to be something wrong with we the people deciding our own future......
My property tax is locked in a 1% for as long as I own the home.
Most states have no cap on property as in those states we the people are long suffering.
Of course the idiots who control this state have been trying to over turn Prop 13 for 30 years, but once a law is passed good or bad its forever.........ya gotta love such an unbending ridgid system of government.......as in we never make mistakes.
That sucks Speedie........it hasn't been your year....... Forget the carpet this time........ceramic tile is cheap, but the labor to install is not, but its easy to do.
I my exs basement I installed 700 12X12 ceramic tiles, for the rest of the area I rasied the areas 12" with 2X12 green board...thats where the carpet went. The sump pumps can cope with 90% of the water.......so it never got over a few inches if it did flood.
If your in a flood area you have to build for it. Down the road from I lived FEMA paid to raise the houses some ten feet with a low interest loan.......but after all the work was done FEMA demanded instant repayment......gotta love people who lie and cheat for a living.........anyway the government wanted the folks to refi and give thier money back to the crooks who have control over it.......but we the people woke and had thier Congressman get FEMA to back off......
Its does a heart good to see we the people wake up. Me I avoid the government like a leper, but you can get loans to help with your flood........Sometimes you have to dig and stand your ground.....

Geez, just get divorced and move out...you will lose most of your stuff in a hurry!! Fortunately, I still have my Vette, my guns, my tools and my manhood...and I hope I get to use my guns, Vette and tools soon!!!
